What are the BASIX changes?

From October 1, 2023, the minimum standard of compliance with the Building Code of Australia’s energy efficiency requirements will increase from 5 stars to 7 stars.

So how does BASIX work?

The BASIX tool evaluates elements of a proposed design against sustainability targets in three main areas:

  • Energy: Consumption by fixed appliances such as cooktops, hot water systems, air conditioners, ceiling fans, and lighting.
  • Thermal comfort loads: The energy required to heat or cool a house to maintain a comfortable temperature, factoring in local climate, building size and orientation, form, insulation, glazing, and ventilation.
  • Water: Fixtures and fittings, such as taps, shower heads, and toilets, and scores for water-saving measures, such as rainwater tanks.

A BASIX Certificate provides formal evidence that the project meets the required energy, water, and thermal comfort targets.

The scheme influences home design, building materials, and fixtures and fittings. Beams & Dreams will include several essential features in your build to comply with the 7-star rating and reduce energy consumption.
